Welcome to Luxury Home Cleaning, LLC ("Company", "we", "us", or "our"). These Terms and Conditions ("Terms") govern your access to and use of our luxury housekeeping and property management services ("Services") in Johns Island, Vero Beach, and surrounding Florida communities. By engaging our services, visiting our website, or otherwise interacting with our business, you agree to be bound by these Terms.

Please read them carefully before scheduling a service.

1. Services Provided

Luxury Home Cleaning, LLC specializes in high-end property care, including but not limited to:

  • Luxury housekeeping and deep cleaning

  • Seasonal turnover and white-glove preparation

  • Laundry, linen, and bed-making services

  • Property checks and routine inspections

  • Vendor coordination and maintenance oversight

  • Opening/closing services for seasonal homes

  • Concierge-level coordination for vacation rentals

All services are customized to the needs of luxury homeowners, seasonal residents, and vacation property managers. Services are subject to availability and a signed service agreement.

2. Access and Entry

By scheduling service, you grant Luxury Home Cleaning, LLC permission to access your property at the agreed date and time. Secure entry arrangements must be made in advance (e.g., access code, lockbox, concierge). If we are unable to access the property during the scheduled time, a lockout or rescheduling fee may be assessed.

For unoccupied seasonal or rental properties, clients are responsible for ensuring keys, alarm codes, and entry procedures are communicated clearly prior to service.

3. Client Responsibilities

You agree to:

  • Provide accurate and up-to-date information about your property and service preferences

  • Secure all valuables, sensitive items, and personal documents prior to our arrival

  • Communicate any specific property conditions (e.g., fragile items, specialty materials, pets)

  • Maintain a safe and sanitary environment for our team

  • Notify us of any special instructions in writing before service

Luxury Home Cleaning, LLC reserves the right to decline service in any environment that is unsafe or unsanitary by luxury industry standards.

4. Scheduling, Cancellations & Rescheduling

To best serve all clients:

  • Cancellations or rescheduling must be made at least 24 hours in advance

  • Appointments canceled within 24 hours of the scheduled time may incur a fee of up to 50% of the scheduled service

  • No-shows or lockouts may be billed at 100% of the service rate

Recurring seasonal or weekly service plans must be confirmed in writing and are subject to holiday and peak-season scheduling.

5. Payments and Fees

Service fees are based on property size, scope of work, and any custom add-ons. A detailed estimate or service agreement will be provided prior to commencement.

  • Payment is due upon completion of service unless otherwise specified in writing

  • We accept major credit cards, bank transfers, or secure invoicing platforms

  • A 3% convenience fee may apply to credit card payments

  • Past-due balances may result in paused services and incur late fees

Luxury Home Cleaning, LLC reserves the right to adjust pricing with prior written notice, especially for peak season, extended stays, or additional services.

6. Property Damage and Liability

Our team is professionally trained and insured. In the rare event of accidental damage:

  • You must report any incident within 24 hours of service completion

  • If damage is confirmed to be the result of our team’s actions, we will work with you to repair, replace, or reimburse up to the value of the damaged item or the cost of service — whichever is lower

  • We are not liable for:

    • Pre-existing damage

    • Unstable or improperly installed fixtures

    • Items not disclosed as fragile or high value

We carry general liability insurance for your peace of mind.

7. Vendor Coordination & Third-Party Services

As part of our property management offerings, we may coordinate with trusted vendors (e.g., HVAC, pool, pest control). These vendors operate independently and are not employees of Luxury Home Cleaning, LLC.

We are not responsible for delays, workmanship, or damage caused by third parties. Clients are encouraged to review vendor invoices directly.

8. Service Termination

Ongoing service plans may be paused or canceled by either party with 7 days’ written notice.

We reserve the right to terminate services immediately due to:

  • Unsafe property conditions

  • Repeated cancellations or non-payment

  • Breach of these Terms

9. Privacy & Confidentiality

We respect the privacy and confidentiality of your property and personal information. Any data you provide is used solely to perform our services and communicate with you. We do not sell or share client information with outside parties.

Security protocols, entry codes, and personal preferences are stored securely and treated as strictly confidential.

10. Changes to Terms

Luxury Home Cleaning, LLC may update these Terms from time to time. The latest version will always be available on our website or upon request. Continued use of our services constitutes acceptance of any changes.

11. Governing Law

These Terms are governed by the laws of the State of Florida, specifically Indian River County, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved through arbitration or small claims court within the local jurisdiction.
